The project involved all civil and electro-mechanical works required for the construction of ADGAS' permanent office building on Das Island. It is a rectangular concrete structure on a raft foundation of 56 x 39 m and has a floor area of 6,560 sq. m.
It has a ground floor, first and second floors, roof and top floor, plus two levels of mechanical/service areas. External walls are cladded with ceramic tiles. Windows are aluminium and the front façade features aluminium curtain wall.
Internally, all partitions are removable and all floors are carpeted. There is a computer/electrical room with a raised floor. Storage areas and service areas are provided on each floor. There is a separate service block for electro-mechanical equipment.
External works include a car park, sheds, extensive landscaping with irrigation system, paved pathways, seating benches and lighting poles.

Mechanical Details
The mechanical works include the installation, commissioning and maintenance of the following systems: Heating, Ventilation and Air Conditioning (HVAC), fire fighting network and water supply.
Sewage network all around the working area including the installation of a new line to connect the main Das Island drainage lines by adding new manholes and 1800m of drainage.
Full storm water network with 32 new GRP deep manholes connecting the storm water network pipes to the seashore with all necessary pipes, fittings and accessories.
The HVAC system consisted of the following equipment:: 3 air cooled chillers of 285 KW each; 3 primary pumps, of 13.6l/s at 8m
Plumbing and Drainage Works: UPVC pipes of all sizes from 2" to 12" diameter and copper pipes of 1/2" to 1 1/2". Eight water heaters and all required fittings and accessories.

Electrical Details
The supply, installation, testing and commissioning of:
Small power and lighting including conduiting, wiring and wiring accessories and lighting fixtures.
2 2,500A main distribution boards, (Form 4), with bus coupling in between.
Motor control centre with VFD.
These cables feed the transformers from the HV source. All cabling included excavation of trenches, ducting, road crossings, sleeves and backfilling.
Telephone and data system (structured cabling system) including an 11,000 pair Main Distribution Frame for the telephone system. External telephone cable linking the MDF to the existing MDF.
Building management system, clock system, public address and music system.
Addressable fire alarm system, including wiring (MICC).
